Residensi Majestic Maxim

The Majestic Maxim project of serviced apartments in Cheras is a large one. While the serviced residences are its largest components, there will also be 21 retail units within the development. These retail lots that will provide additional conveniences to the residents are not for sale, and will be managed by the developer.

Majestic Maxim will hence be a commercial titled development, where there are a total of 2136 units. As there are 4 blocks in this development, every block will be home to at least 534 units that will be spread out over 44 storeys. This translates to roughly 12 units to a floor, which each floor will be served by 5 lifts.

The homes at Majestic Maxim caters to both investors and home buyers with their 2 different layouts. Buyers will have the choice of selecting Type A which is the smaller of the 2 types of units at 650 sq ft, or Type B the bigger unit at 819 sq ft. Type A comes with 2 bedrooms, 2 bathrooms and 1 parking lot, and Type B with 3 bedrooms, 2 bathrooms and a choice of either 1 or 2 parking lots.

The facilities cater to all ages too, and children who live at Majestic Maxim will enjoy the use of a children’s playground, wading pool and play fountain. The other facilities lean more toward fitness with the basketball court, volleyball court, table tennis, badminton court and futsal court. There are however other facilities such as the hammock garden, barbecue area, and launderette among others. The price for all these facilities come up to about RM0.29 per sq ft.

Majestic Maxim is expected to be completed in the year 2021, and carries a launch price of RM294,000.

Location

Majestic Maxim is a development that is ideally located in the bustling town of Cheras. A quiet place it might not be, but it is certainly ample in amenities surrounding the serviced residence. The Taman Connaught MRT is only 400 metres away, a walkable distance, as is the Taman Connaught night market that is famous for being the longest night market in Malaysia.

And adding on to the convenience of living in the area are the shopping malls and hypermarkets that are all within short drives. Residents of Majestic Maxim will have choices of different hypermarkets, including the local Econsave, or the bigger chains of hypermarkets such as Giant and Tesco. Then there is also the Aeon supermarket which doubles as a neighbourhood mall, and the long time and one of the oldest shopping malls in the town, Leisure Mall.

Within walking distance of Majestic Maxim at 200 metres is the local Cheras Sentral Mall which where there is the TGV cinemas. The number of shops, F&B outlets of local eateries, boutique cafes, banking facilities and fast food chains are also numerous within a short distance of Majestic Maxim.

The bustling area also includes schools in its collection of amenities. SK Seri Anggerik is 0.3 kilometres from Majestic Maxim, and SJKC Taman Connaught the primary school and SMK Taman Connaught the secondary school are both 1.1 kilometres from the development. The UCSI University is also within walking distance of Majestic Maxim with the South Wing 1.9 kilometres distance and the North Wing 2.2 kilometres distance.

Located on the main road, Majestic Maxim will enjoy access to several highways. Some of the highways the residents will enjoy easy access to is the KL-Seremban Highway, the Cheras-Kajang Highway, the Middle Ring Road 2 (MRR2), Kajang Dispersal Link Expressway (SILK), and the Sungai Besi–Ulu Klang Elevated Expressway (SUKE).

Via these highways, distances are made shorter and the Kuala Lumpur city centre is only 12 kilometres away. Another option of transportation for outstation travellers are the busse, which can be found at Terminal Bersepadu Selatan about 3.4 kilometres away.

Analysis

Because of Cheras’s central location and increasing lack of land, most of the new developments in this town have high density. Majestic Maxim however appears to be one of the developments in Cheras that gives the most value for money.

Summary

Majestic Maxim is a development that makes for an ideal investment property because of its central location. It is only 400 metres from the Taman Connaught MRT station, and is within walking distance to the UCSI university, making it a desirable property in the eyes of renters. Property investors are hence very excited about the development of Majestic Maxim.
